Mill Creek Residential built this Kramer Lane community as Modera Domain — its third in Austin, after Alister Balcones and Eastside Station — starting preleasing in May 2021 with first move-ins that June. In May 2022 a Mill Creek and PGIM joint venture sold it to Clarion Partners, with Patton Jones and Andrew Dickson of Newmark representing the seller; homes averaged 846 square feet. Gables Residential now manages it under the Esperanza Domain name. Studios run 570 to 634 square feet, one-bedrooms 620 to 995 and two-bedrooms 930 to 1,292, and some are income-restricted through Austin’s S.M.A.R.T. Housing program. Apartments carry a STRATIS smart-home package, and the building is enrolled in Austin Energy’s Green Building program. Capital Metro’s Kramer Lane MetroRail station is a five-minute walk, and Q2 Stadium is within half a mile.
