Greystar developed the tower at the corner of 24th and Rio Grande and self-performed the construction; the Austin studio of Perkins&Will designed it, and the project carried the working name 24 Rio. It holds 1,448 beds in roughly 800,000 square feet, at a cost of $262 million, and was financed as part of a $600 million close Greystar completed across three student-housing projects. Twenty percent of the apartments are affordable. The façade is a herringbone gradient of metal panels tuned to shift with daylight; inside, Perkins&Will worked in wood, stone, terracotta, cork and wool, and shaped furniture and architectural elements after the letters U, N and O. Some 86,000 square feet are given over to amenities, among them a skygarden, a rooftop pool, a sixth-floor terrace, a covered amenity deck, a three-story study lounge, an indoor basketball court, a golf simulator, a boxing room, spin and yoga studios, a maker’s space, a dog spa and a cupcake ATM. Plans reach from 315-square-foot studios up to ten-bedroom homes, with an 883-square-foot two-bedroom in between.
