LV Collective developed Paseo on a Rainey Street District site that had been a food-truck lot, with Pappageorge Haymes Partners as architect and JE Dunn Construction as general contractor. Construction began in early 2023 and the tower was finished in fall 2025, with leasing opening that August. Two bungalows from the Rainey Street Historic District, 875 and 1,289 square feet, were relocated behind 78 Rainey Street and set aside for bar and restaurant use. Twenty-eight apartments are reserved for households earning up to 80 percent of area median income, and four penthouses sit at the top. Amenity space totals about 34,000 square feet and includes a twelfth-floor pool deck and bar overlooking Lady Bird Lake, a rooftop pool and hot tub, a fitness floor with reformer Pilates, a cold plunge and saunas, and two floors of coworking. ROOST’s first Texas location, an apartment-style hotel, operates in the building, alongside the Daydreamer and Amaya food and drink concepts. An artist-in-residence program grants selected artists a year of free rent in exchange for hosting events.
