Presidium Tech Ridge

Dallas-based Presidium developed this community on 14 acres, breaking ground in December 2022 and completing it in June 2025, with roughly 387,000 square feet of residential space and four acres kept as preserved parkland. Humphreys & Partners Architects designed it; Ink + Oro handled interiors. Studios, one- and two-bedroom plans include built-in desks, wine coolers and double-height ceilings in select homes, with studios opening at $1,300. Presidium says it was the first property in its submarket with fully conditioned corridors, and it uses a TEAL centralized hot water system the developer credits with cutting energy use up to 40 percent. Amenities run to a 5,000-square-foot zero-edge pool with private cabanas, a golf simulator, theater lounge, catering kitchen, yoga lawn, Zen courtyards with fire pits and on-site car cleaning. A public dog park and trail system connect to a spring-fed creek, and Dell, Samsung and General Motors offices are within walking distance.
