Lincoln Property Company and Kairoi Residential developed Waterline with Canada’s Public Sector Pension Investment Board as lead equity partner, on a 3.3-acre campus where Waller Creek meets Lady Bird Lake at the edge of the Rainey Street district. Kohn Pedersen Fox designed it and DPR Construction built it; at 1,025 feet it is the tallest building in Texas. Beneath the apartments sit 700,000 square feet of office, the 251-room 1 Hotel Austin and 24,000 square feet of retail, including the Mexican restaurant Alteño. A ground-level paseo runs from Red River Street to a gateway staircase down to Waller Creek, joined by two pedestrian bridges over the creek and three further connections to the greenway trails. The developers committed $1 million to Waterloo Greenway. Construction began in 2022 at a cost of $520 million, and the tower topped out in August 2025.
