Pedcor Investments developed the property in two phases as fully income-restricted housing. Phase I delivered 252 homes, all affordable and partially funded with 4 percent Low Income Housing Tax Credits; Phase II added 80 more — 24 one-bedroom, 44 two-bedroom and 12 three-bedroom — all restricted at 60 percent of median family income, and went before Austin City Council in August 2015 for a Resolution of No Objection supporting its tax credit allocation. The Strategic Housing Finance Corporation of Travis County, a Chapter 394 nonprofit whose board the county Commissioners Court appoints, holds the property; Pedcor Management of Carmel, Indiana, runs it. The commitment is a 40/60 set-aside, with 50 percent AMI homes also in the mix, financing through an FHA-insured mortgage, and Housing Choice Vouchers accepted. Plans measure 723 square feet at one bedroom, 995 at two, and 1,231 to 1,296 at three. Private entrances, a playground and optional private garages round out the community, which sits in the Harris Ridge neighborhood.
