River City Capital Partners developed Urban East on 7.3 acres of East Riverside Drive with the Housing Authority of the City of Austin, Battery Global Advisors and LDG Development; Davies Collaborative was the architect. Half the apartments, 259 of them, are income-restricted, and the housing authority’s president said the affordable and market-rate homes receive the same high-end finish-out. The first phase opened in 2023 and a second phase began construction in 2022 with completion expected in April 2026. Greystar leases it. Shared space includes a two-lane bowling alley, two pools, a sky lounge with downtown views, a yoga studio and a coffee bar. The site sits in an Opportunity Zone.
