East Riverside stretches along the south shore of Lady Bird Lake east of I-35, taking in the Riverside, Parker Lane, Pleasant Valley and Montopolis neighborhoods. Long known as a corridor of older, affordable apartment complexes popular with UT students, it is changing quickly: Oracle’s waterfront campus sits on the lake here, and large mixed-use redevelopments are replacing parts of the older stock. Roy G. Guerrero Colorado River Park and the lakeside trail are close by, and Riverside Drive and Highway 71 give direct routes to downtown and to Austin-Bergstrom International Airport.
