Pearl Springdale

Morgan Group developed Pearl Springdale with PlaceMKR on a triangular three-acre site bounded by Airport Boulevard, Goodwin Avenue and Springdale Road, replacing a trucking terminal. Steinberg Hart shaped the massing around the pecan, cedar elm and live oak already on the lot, and gave each of the three street frontages its own façade. The rezoning that allowed it cleared Planning Commission 10-0-1 in 2021, with $350,000 committed to Govalle Neighborhood Park. Plans run from 405 sq ft studios to 1,878 sq ft two-bedrooms, plus seven live/work units with street-level entrances. Pool, dog park and fitness center all sit on the roof.
