The Austin Housing Finance Corporation acquired Twelve100 on January 14, 2025 alongside the Texas Housing Conservancy and Civicap Partners — the ninth property TXHC and AHFC have taken on together and, per AHFC’s Mandy DeMayo, the conservancy’s largest acquisition to date. Every home carries income restrictions under a program branded Attainable Living, with limits set at 50, 60, 80 and 100 percent of area median income; rents that had run $1,600 to $1,700 fall below $1,000 for qualifying households. ZRS Management operates the property. It opened as Chez Moi and was renamed Griffis at the Domain after Denver’s Griffis Residential bought the roughly 21-acre community in December 2015 with a seven-year fixed-rate loan at 3.94 percent arranged by HFF. One-bedrooms start at 644 sq ft and two-bedrooms reach 1,244 sq ft. There is a playground, an off-leash dog park with a pet wash station, an outdoor fire pit, and a volleyball court; the Northern Walnut Creek Trail runs nearby.
