Santal I & II

Stratus Properties, an Austin-based real estate investment trust, developed The Santal in phases between 2015 and 2019 in the Barton Creek area. A Stratus subsidiary refinanced it in October 2019 with a $75 million non-recourse loan from ACRC Lender LLC, used to retire construction debt. In September 2021 Stratus agreed to sell the fully occupied property for $152 million to an undisclosed buyer, with closing expected in the fourth quarter of that year; it now leases as Berkshire Santal under Berkshire Residential. Homes have hardwood floors, quartz countertops, Nest thermostats and solar shades, and the grounds carry twin pools, resident lounges, a bark park with a dog wash station, package lockers and electric vehicle charging.
