700 River

Developed by High Street Residential with BDT & MSD Partners and River Street Partners, 700 River stands at the corner of Rainey and River streets, on a site that held two bars — Craft Pride and Javelina — and an empty lot. HKS designed it with Lake|Flato, and DPR Construction topped it out in March 2024. Greystar leases it. Residences run from 464 sq ft studios to penthouses above 3,000 sq ft, wrapped around more than 30,000 sq ft of amenity space: an infinity pool, a sky lounge on the top floor, a full spa, and a resident pet daycare run by WOOF. The Ann and Roy Butler Hike-and-Bike Trail passes the front door.
